How to calculate the area of real estate in Turkey?
When purchasing real estate in Turkey, many faced the fact that the net area of housing does not correspond to that presented in the documents. In fact, there is no deception in this, there are simply two concepts of area - gross and net.
In Turkey, the total area mentioned in cadastral papers is gross area. It is calculated as follows: the floor area is divided by the number of apartments located on this floor. It turns out that the area of staircases, elevator shafts and other common premises is distributed among all residents of the building. It is also worth noting that the gross is determined by the outer perimeter of the housing.
As a rule, the gross amount is 15-20% more than the net, therefore, when buying a home, misunderstandings often happen. You should not choose an apartment with a seemingly minimum price per square meter, as as a result, the cost, on the contrary, may turn out to be quite high.
